Your path from first look to your keys
Eight steps, in order. Each step has a button for what to do next. Most steps cost nothing, and the only fee before move-in is $40 per adult for the background check.

Skip the line. Fill out the application and pay the $40 fee now, before your showing. Best qualified applications are reviewed in the order received, so applying early puts you first in line among qualified applicants.
Your income and ID are checked as part of the application, so there is no separate income or ID verification to do first. The $40 fee pays for the screening service to do that work instead of us doing it manually, which takes more time. Each adult 18 or older applies separately, and the $40 is the only fee before move-in.
Find your home
Look through the homes we have available now. Each listing shows the rent and the security deposit. Before you go further, check the basics so nothing surprises you later.
- Household income of at least 3 times the monthly rent
- A security deposit of 2 times the rent, 100% refundable
- The first rent, prorated for the month you move in
Verify your income
Upload your 3 most recent bank statements on the income verification form. PDFs or clear photos from your phone both work. We review them within a few minutes. This is how we make sure a home fits your budget before you spend anything.

Call or text to schedule your showing
Showings are scheduled by phone or text, not online. Call or text us at (704) 228-2540 and we will check that you have met the requirements before we set up your showing:
- You have read the screening criteria.
- Your bank statements or income documents are submitted and verified for the home you want (step 2).
- You have picked the home you want to see.
Tell us your name and which home you are interested in. If anything is missing, we will tell you exactly what to send. If you are all set, we will pick a day and time with you right then.
Verify your ID
After you schedule, send a selfie and a photo of your government ID on the ID verification form. Your photo, name and current address must stay visible. You can black out everything else, including the ID number. We ask so we know who is going through the home.

Once your ID is confirmed, we text you the lockbox code and directions. The code works from 1 hour before to 1 hour after your appointment.
Tour the home
Showings are self-guided with a remote-guided walkthrough. Call (704) 228-2540 before you head over, and again when you arrive, and we will walk you through the home by phone.
Would you rather have a person meet you at the home? Call or text and ask. A current tenant or a contractor working in the area may be able to meet you.
Apply
Loved it? Apply any time, even before your showing. Each adult 18 or older applies separately. The $40 fee is paid to the background and credit check company, and it is the only fee before move-in. You will need a valid photo ID, a verifiable Social Security number, visa or green card, and proof of income.
Best qualified applications are reviewed in the order received, so applying early puts you first in line among qualified applicants. If more than one person applies for the same home, we review every application. An approved application can transfer to another home with no new fee.
Get approved and sign your lease
When you are approved, your lease is sent through the tenant portal. The standard lease is 1 year. Renters insurance is required, and we need proof at move-in.

Pay your move-in invoice and get your keys
Your move-in invoice is created automatically and paid online through the tenant portal. It includes:
- Your security deposit: 2 times the rent, 100% refundable
- Prorated rent for the rest of your move-in month
- If you move in on the 16th or later, the following month’s full rent too
Example: on an $800 home, moving in on the 10th is $1,600 deposit plus about $560 rent, or about $2,160. Once you pay, you keep the house key from the lockbox. Welcome home.
