Frequently asked questions

Everything most people ask before they rent from us. Still have a question after this? Call or text (704) 228-2540.

What kind of homes do you rent?

Mobile (manufactured) homes on their own lots in small communities, each with its own yard and parking. We do not rent site-built houses, townhomes, apartments or condos.

What does it take to qualify?

Household income of about 3 times the monthly rent. That is a guideline, not a hard cutoff. Two or more adults on the lease can combine their income.

Housing voucher holders are welcome: if the voucher covers part of the rent, we use 3 times only the part you pay. If it covers the full rent, income is not used to qualify. Bank statements and voucher paperwork are still needed.

What do I have to pay to move in?

A security deposit of 2 times the rent (100% refundable) plus rent, paid before move-in:

  • Moving in on the 1st through the 15th: deposit plus prorated rent for the rest of that month.
  • Moving in on the 16th or later: deposit plus prorated rent plus the following month’s full rent.

Example for an $800 home: deposit $1,600. Moving in on the 10th is about $2,160 in all. Moving in on the 20th is about $2,693. The deposit alone is never enough to get the keys.

Why is the deposit 2 times the rent?

When a home is left damaged, new flooring alone runs about $2,000 in materials and $4,000 to install. That uses up an entire deposit before we count unpaid rent. We are not trying to profit from the deposit. We are limiting our losses so we can keep offering affordable homes. It is 100% refundable. See what evictions cost.

How does the process work, and when do I pay a fee?

Four steps, and the only fee comes last:

  1. Pre-qualify. Upload your 3 most recent bank statements. No fee.
  2. Schedule a showing and verify your ID. Pick a time, then send a selfie and photo ID. No fee.
  3. See the home with a self-guided showing. We walk you through it by phone. No fee.
  4. Apply. If you want the home, each adult applies. This is the only fee: $40 per adult.

We check income and deposit first so nobody pays a fee just to find out they do not qualify.

What is the application fee?

$40 per adult, non-refundable. It pays for the third-party background check and goes to the screening company, not to Amkor Holdings. It comes only after you have qualified and seen the home. Every adult 18 or older applies separately.

Do you check credit?

We do not use a credit score. We look at specific items such as unpaid debts and rental or utility arrears. Low credit alone does not disqualify you, and medical debt is not counted. Details are on our screening criteria page.

What about evictions or a criminal record?

An eviction older than 7 years is generally waived. An eviction within the last 7 years means we either decline or approve you only if you pay at least 2 months of rent up front, which we hold for at least a year. Felonies or misdemeanors involving a person, property or drugs within the last 7 years may disqualify an applicant, and exceptions are reviewed case by case. The decision on a specific applicant is made by our property manager.

I do not have bank statements. What can I do?

If you truly cannot provide bank statements, the way forward is a holding deposit of at least 2 months of pre-paid rent, held for at least a year, on top of the regular security deposit. Our property manager sets this up, so call or text us at (704) 228-2540.

Can I see a home before I apply?

Yes. Once your income is verified and your ID is confirmed, you get a lockbox code by text for a self-guided showing. Call us before you head over and again when you arrive, and we will guide you through the home. If you would rather have a person there, ask. A current tenant or one of our contractors may be able to meet you.

Do you allow pets?

Yes. All pets are welcome in North Carolina, with a $500 one-time pet fee and $50 per month pet rent. Breed, weight and number of pets can affect approval.

Is this a scam? How do I know you are real?

Fair question, and easy to check:

  • Secretary of State: Amkor Holdings, LLC is registered with the North Carolina Secretary of State. Search sosnc.gov for "Amkor Holdings."
  • Court records: search "Amkor Holdings" at the Clerk of Court in Burke and Gaston counties. Most cases are evictions for non-payment of rent.
  • Talk to our tenants: visit any listed home and ask the people living there.
  • Our phone number: (704) 228-2540 is on our website and every listing.
  • Better Business Bureau: listed as Amkor Holdings LLC, Charlotte, NC.

We also never ask for an application fee up front. Payment is never required before the formal application stage.

Where are your homes?

Hickory area: Hickory, Longview, Hildebran and Connelly Springs. Charlotte area: Gastonia and Stanley, about 30 minutes from uptown Charlotte.

How many vehicles can I park?

Each home has 2 parking spaces. Additional vehicles may incur a $50 per month fee per extra vehicle.

What is the lease like?

The standard lease is 1 year. Lease documents are signed through the tenant portal, and renters insurance is required (proof at move-in and renewal).

I am already a tenant. How do I pay rent or ask for a repair?

Use the Residents page to reach the tenant portal. If you have trouble signing in or signing documents, call Buildium support at 888-414-1988.
